Development applications
All new developments require a development application. We accept planning applications through Cloudpermit, our online application portal. Cloudpermit is a cloud-based, e-permitting tool.

Zoning and land use
Land use in Innisfil is guided by two planning frameworks, including a Zoning By-law and Community Planning Permit System (CPPS). Both are informed by the placemaking vision outlined in our Official Plan. The CPPS applies to residential properties with frontage on Lake Simcoe and in Alcona, while the Zoning By-law applies to most other areas of the town.
Committee of Adjustment
You can apply for a minor variance to the Zoning By-law or a consent to sever through the Committee of Adjustment. View our Committee of Adjustment public hearing dates and review the application process.
Development charges
Depending on your development project, you may have to pay development charges to cover the cost of infrastructure to support the new development.
Innisfil Developer Principles of Engagement
We created the Innisfil Developer Principles of Engagement as a guiding document to ensure developers and associated entities conduct business with us and Council in an equitable, respectful, ethical, and transparent way. These principles are included as part of our development application process. Anyone can submit a complaint if they suspect a breach of these principles in writing to the Town Clerk.
