February 13, 2012 - 6:30pm

Public Open House/Workshop Invitation

Town of Innisfil Zoning By-law Review and Update

The Town of Innisfil is in the process of reviewing and updating its Comprehensive Zoning By-law, and has retained MMM Group Limited to assist in this study.  The Zoning By-law applies to all lands in the Town, and provides detailed regulations regarding how land may be used, where and how buildings may be built (lot size requirements, setbacks, heights), among other matters.  The updated Zoning By-law will support the Town’s new Official Plan.

You are invited to join us for three (3) Public Open Houses/Workshops. The Open House/Workshops are being held to discuss the zoning by-law review process and to identify the issues.  Each Open House/Workshop will focus on a different zoning-related theme:

Settlement and Employment Areas

Date:  Monday, February 13, 2012 – 6:30pm

Location:  Cookstown Library & Community Centre

Topic Overview:  Settlement and employment areas are the primary locations for future growth and development.  Revised zoning by-law provisions are sought that will better reflect existing community character, reflect a range of appropriate uses, parking, development density, and design guidelines, in addition to other related matters.

Agricultural Areas and Natural Heritage Features

Date:  Tuesday, February 14, 2012 – 6:30 pm

Location:  Cookstown Library & Community Centre

Topic Overview:  Protecting agricultural lands while allowing appropriate agricultural related uses is a key policy direction in the Official Plan that needs to be reflected in the new zoning by-law.  Similarly, Official Plan policies related to natural heritage features have also evolved for the purposes of providing greater protection to natural heritage features while preventing inappropriate development on lands subject to natural hazards (i.e. flooding).

Waterfront Areas

Date:  Thursday, February 16, 2012 – 7:00pm (Note: different start time)

Location:  Cookstown Library & Community Centre

Topic Overview:  Shoreline areas in the Town have features and character that are protected through existing Official Plan policies, the Lake Simcoe Protection Plan and the Lake Simcoe Region Conservation Authority.  The new zoning by-law will attempt to balance protection and development policies related to setbacks, accessory uses (i.e. boathouse, docks, etc) in addition to other related matters.
