The Big Bay Point Resort will be fully serviced based on the extension of water and sanitary services from Alcona. An Environmental Assessment (EA) for the expansion of the existing Alcona Water Pollution Control Plant has demonstrated that sufficient sewage capacity can be made available for the Resort lands.
It is intended that existing Big Bay Point area residents will have the opportunity to connect to the new municipal services to the area. It is anticipated that these new services will be extended to the Resort in 2013. However, the routing and design of the services to the Resort will be determined through the Class Environmental Assessment (EA) process, which will be undertaken within the next year. The ability to connect existing residents to the new municipal services can only be determined once the EA process is advanced, and confirmed during detailed design.
The construction of new water and waste water infrastructure to the Big Bay Point Resort, including any oversizing required to accommodate existing Big Bay Point residents, will be paid for by the developer. The extension of services from the Resort to existing Big Bay Point area residents will be paid for through local improvement.
The Big Bay Point Resort will be administered by a Special Act Corporation that will oversee the day-to-day functioning of the Resort and its facilities.
The responsibilities of the Special Act Corporation will include:
- the maintenance, operation, and enforcement of the four-season resort, including the retention of a full-time event coordinator;
- requires that the MCC(Master Condominium Corporation) act a single contact point for the Town on all municipal matters;
- the construction, maintenance, monitoring, repair and replacement of all public and private infrastructure located within the various condominium plans;
- the entering into of a responsibility agreement with the Town regarding stormwater management facilities;
- making provision for the servicing of lands external to the site, should the EA determine that the servicing within the site will accommodate external lands;
- the construction, maintenance and monitoring of any trails located within the EPA;
- the enforcement and monitoring of the non-permanent occupancy provisions found in the Condominium documentation;
- the construction, maintenance, repair and replacement of all landscape blocks and strips;
- the establishment, maintenance and funding for a resident architect who will ensure conformity with the Big Bay Point Resort Code;
- the establishment and enforcement of a parking strategy;
- the construction, maintenance, repair and replacement of adequate parking facilities for watercraft and/or trailers;
- the establishment of rules and requirements for private roads, lanes and alleys;
- the establishment of a plan for the storage, collection and disposal of all garbage and waste for recycling;
- the establishment of an annual parking space utilization monitoring program, which shall identify any deficiencies and trigger appropriate remedies;
- the establishment of a water usage, sewage generation, population yield and occupancy monitoring program used to determine flows and capacities in determining a subsequent phase of development;
- the preparation and implementation of a schedule of maintenance for a Master Trail System Plan;
- ensuring that a full-time harbour master is in the employ of the Marina Operator;
- ensure that any lighting adjacent to the EPA conforms to the International Dark Sky Guidelines;
- a requirement that a financially secured condominium agreement be entered into with the Town; and
- the provision of an Environmental Education Brochure to all owners, overnight visitors and commercial operators in the Resort.
Town Council approved a Pre-Development Agreement on January 27, 2010, that establishes requirements for proceeding with preliminary site works, including tree clearing, grubbing and grading, marina basin excavation, golf course shaping and haul road construction. These activities will proceed on a staged basis, based on review and approval by the Town of detailed plans and studies for each stage of preliminary site works. Further approvals will be required before actual resort construction may begin, including final plan of subdivision, condominium, and site plan approval. It is anticipated that Phase 1, including the development of the marina basin and golf course, will be completed by 2012/2013, and that the construction of resort residential and hotel uses will begin with Phase 2 shortly thereafter. The resort is in the early stages of construction, and will not be hiring operations and maintenance staff for some time. As positions become available over the next few years, they will be posted on the Geranium Corporation website: www.geraniumhomes.com.
For those interested in applying for construction jobs, please note that Geranium Corporation will not be hiring individuals directly, as they will be securing construction contracts through qualified contractors, who hire their employees directly. How can I be considered as a contractor?

How can I supply materials or services during construction?

How can I supply materials or services to the resort after it is completed?
The resort is in the earliest stages of construction, and Geranium will not be making any decisions on suppliers of materials or services at this time. However, if you are interested in being considered as a supplier, please forward your corporate information package to info@geraniumcorporation.com.
There will be approximately 1,600 resort units for sale for non-permanent resident use. The resort units will include a range of unit types including townhomes and multi-unit buildings.
As Geranium progresses through the development process, floor plans, unit types and elevations will become available. Once these details are refined, they will be posted on the developer's website.
