Development Phasing
The Big Bay Point Resort will be developed in four main phases, with the progression from one phase to the next subject to satisfactory results from monitoring and other conditions. Phase 2 is not permitted to proceed until Phase 1 is substantially completed.
The following is a breakdown of the components of each phase of the development.
Phase 1:
- Golf course and club house
- Marina basin, entrance and service building
- Public road
- Boardwalk
- Reforestation measures
- Construction of an open water wetland
- Other roads, services and works necessary to implement these components as well as the pre-grading required for future phases.
Phase 2:
- Up to 800 resort residential units
- A hotel with a minimum of 100 rooms
- A recreation centre at least 3,000 m2 in size
- At least 4,000 m2 of retail and service commercial floor space
- At least 3,000 m2 of resort conference facilities, which may be integrated with the hotel
- Civic uses
- The internal road network and general open space necessary to accommodate Phase 2
- A continuous system of pedestrian trials and bicycle pathways, as required to accommodate Phase 2
Phase 3:
- Up to 400 resort residential units
- A hotel, or hotels, with at least 200 rooms and a spa
- At least 2,000 m2 of resort conference facilities which may be integrated with a hotel use
- At least 2,000 m2 of retail and service commercial uses
- The internal road network and general open space necessary to accommodate Phase 3
Phase 4:
- The remainder of the Resort Residential Units, not to exceed 1,600
- The remainder of the 400 hotel rooms
- The remainder of the retail and service commercial uses, to a minimum of 8,000 m2
- Resort theatre uses
- The internal road network and general open space necessary to accommodate the Phase 4
